Development Description

A large 6 storey office building was proposed with a series of ground floor units. Associated with this redevelopment, a basement car and cycle parking provision was also proposed. New access points were also part of the proposal. It would provide considerable commercial floorspace which would add to the area’s economic vibrancy.

Planning Process

Following two unsuccessful applications and an appeal dismissal, CSJ Planning secured consent successfully for the site. Given this history, the planning process was sensitive and difficult. Considering the site’s prominence onto Victoria Street, a key route between Temple Meads and the centre, the design had to be carefully considered. Also, given the scale of the development, sustainability was a key planning issue. Recognising this CSJ ensured that an ‘excellent’ BREEAM rating was achieved for the development. These issues as well as others were all successfully negotiated and, as a result, the scheme gained consent. The scheme finished construction in 2009.
