The development involved demolishing a post-war building which was vacant and considered to detract from the character of Portland and Brunswick Square Conservation Area. The design of the replacement building is contemporary, utilising both traditional materials and modern fenestration arrangements to create a striking and attractive corner development. The apartments and commercial units have now been constructed and the development sits comfortably within the Conservation Area, adjacent to various listed buildings.
The site has a relatively long planning history. Planning permission was granted in 2010 for mixed use redevelopment and this was subject to a subsequent time extension in 2013. CSJ Planning became involved in the project in 2014 and managed various amendment and discharge of condition applications. The outcome of which included rationalising and improving the external envelope, re-negotiating affordable housing and S106 obligations and addressing the requirements of various planning conditions.
