Development Description

On behalf of PG Group CSJ Planning undertook an assessment of the conditions attached to the planning permission and listed building consent, which revealed a large number of pre-commencement requirements, many of which that would need to be dealt with prior to the demolition of existing buildings. This ‘front-loading’ had wide reaching implications for the feasibility and deliverability of the project, particularly taking into account the limited time remaining before the planning permission expired.  CSJ Planning therefore sought to secure the discharge of some conditions and variations of others in order to enable the development to commence.

Planning Process

CSJ Planning initially approached Bristol City Council with a view to agreeing suitably worded changes to various conditions to prevent unnecessary delays to the development.  Recognising the importance of ensuring that the consents remained extant and the opportunity to finally regenerate the prominent derelict site would not be lost, Council Officers worked with CSJ Planning to draft suitably worded conditions that removed any disproportionate requirements and ensured that the redevelopment of the site would not be held up.
