Project Summary

  • Created two new communities set in south Bristol
  • Delivered a significant boost to both market and affordable housing supply
  • Provided a new public park of ‘destination’ quality in the south of the City
  • Included the provision of vast amounts of formal, informal and natural public open space

Development Description

Hartcliffe Campus proposed up to 350 dwellings with public open space, whilst Hengrove Park comprised a mixed use development of up to 1,500 dwellings as well as retail, commercial and educational floor space. Central to this proposal was the delivery of a new high quality park to replace the existing inferior park on the site, as well as multiple other areas of open space. These areas included multi-use play areas, sports pitches, woodland play zones, cycle and walking routes, and a Multi-Use Games Area.

Planning Process

As landowner Bristol City Council undertook feasibility work to explore how it could develop the land. For the sites, the study established a strategy of the Council securing outline planning consent with a Masterplan and Design Codes, and then dispose of the sites to the market. The scheme included extensive pre-application community consultation which helped inform and evolve the Masterplans. The exemplar schemes produced will pave the way for the housing to come forward in a phased manner and will promote permeability between the sites and the adjoining areas of South Bristol.
