Project Summary

  • Delivery of 16 student bedrooms in a sustainable location, close to the University of Bristol precinct
  • Redevelopment of a ‘backland’ car park gap site
  • Contemporary and attractive design in a Conservation Area and within the setting of various listed buildings
  • Intelligent design solution which responded to the constrained nature of the site and proximity of nearby residents

Development Description

Erection of new 1 and 2 storey detached building for student residential use (Sui Generis) with 2no. associated disabled car parking spaces and landscape works.  The development consists of 2no. studio units and 4no. cluster flats comprising a total of 16no. student bedspaces.

Planning Process

Given the restricted nature of the site and ambitious scheme design, the planning process was lengthy and complex.  It involved the submission of 2 planning applications and various minor and non-material amendment applications.  However, the end result was worth the wait.  The development (now complete) is a triumph of intelligent design and delivers a good quantum of accommodation in a constrained space, without any harmful amenity impacts.
