Project Summary

  • Major student development in Bristol City Centre
  • Conversion of a Listed Building used as an office to 69 student apartments
  • A multifaceted application process
  • Project managed the various agents relevant to the planning application
  • Got consent for a modern and historically sympathetic scheme

Development Description

Principally, the application was for a change of use but also central was the acceptability of the remodelled materiality and the construction of a new rooftop extension. In total, the scheme contained the provision of 69 new, high quality student apartments. A principle aim of the scheme was to improve the historical fabric of the building.

Planning Process

Obstacles encountered in the planning of the application included the policy and material implications of the loss of employment space and design of the proposed works. The largest issue was the Grade II Listing on Prince William House; hence, careful heritage consideration was required for the application’s success. Given the breadth of planning issues, numerous different planning applications were submitted including a Certificate of Lawfulness, 3 different Listed Building applications and an Advertisement Consent application. Most importantly, an application for Full Planning Permission was successfully submitted. This multi-layered process resulted in the desired monolithic consent.
