Project Summary

  • Delivery of much needed student accommodation close to the University of Reading Campus
  • Demolition and redevelopment to provide better quality, energy efficient residential units
  • Increase in housing density in a sustainable, central location

Development Description

At the time of the application, the site was occupied by Trinity Hall, a student accommodation block in serious need of an upgrade.  In order to meet prevailing market requirements, it was considered necessary to redevelop the site to enhance both the standard of accommodation and the aesthetic appearance. The design, which includes a prominent corner feature, is both contemporary and sympathetic to nearby heritage assets. The permission allows for a total of 42 bedspaces of student accommodation in walking distance of the University of Reading Campus.

Planning Process

A pre-application enquiry was submitted to Reading BC in January 2015. The response was largely positive, though some concerns about the massing and access were raised.  An amended design was produced and this formed the basis for a full planning application. CSJ coordinated a team of professionals, and submitted and managed the application through to determination. Positive engagement was forthcoming from the LPA and negotiations resulted in the delivery of a high density development which met the demanding market requirements for student accommodation.
