Development Description

Proposed was a well-designed large hospital that would be a centre of clinical excellence. Associated with this large development was parking provision both internal and external fulfilling the appropriate requirements as defined by the LPA. Access and transport were also important parts of the proposal. New bus stops were proposed alongside access arrangements in order to ensure the development was both accessible by public transport and private motor car.

Planning Process

Recognising the scale of the scheme, CSJ Planning opted to split the development into two separate proposals: an outline application and a reserved matters application. In order to display the need for the development, a statement of need was submitted alongside the application. The site already had consent for a business park with a employment use which was to fucntion alongisde the existing business. Hence, important to the planning issues of this proposal was attaining the support of these busienss. The application was considered to be a highly beneficial proposal generating employment and providing an important healthcare facility as well as being well designed.
