Project Summary

  • Consent for Change of Use and material works
  • Conversion of an office block to residential high-rise
  • A multifaceted application process
  • Encountered issues of heritage and scale
  • Delivered 140 private market dwellings with regenerative benefits

Development Description

This development acted regeneratively revitalising an unsightly 1970s office block of two inter-connected, 8 and 14 floors respectively. Internally, the office accommodation was proposed to be comprehensively converted to residential use with a total of 140 dwellings. Alongside this provision, the development contained significant external works including balconies and a rooftop garden. Additionally, proposed was an appropriate parking provision and active ground floor units.

Planning Process

The process of consent involved a multi-faceted application process that was managed carefully keeping the application adaptable to various re-appraisals of the scheme. As per Permitted Development rights, the proposal’s change of use from offices to residential was acceptable in principle. Hence, after a Prior Approval application swiftly established the aforementioned principle, applications for external material changes, amendments to conditions and a formal change of use application were submitted subsequently. The end result: a comprehensive and complete consent.
