Development Description

The applicant sought to deliver an exceptionally high quality residential development, inclusive of affordable housing provision in order to provide a net-benefit to the local community, where a recent housing needs survey indicated a need for additional affordable housing within the village. The development utilises high quality, local materials such as ham stone to reflect and positively enhance the entrance to a historic village.

Planning Process

The applicant engaged early with the LPA and positive pre-application discussions were forthcoming, particularly in light of the LPA’s inability to demonstrate a five year land supply. Whilst the village itself did not have a defined settlement boundary, the relevant policy outlined that development that could meet an identified housing need, particularly for affordable housing could be supported in principle. In light of the quality of the proposal, planning permission was granted by members further to a positive recommendation from the planning officer.
