CSJ obtains detailed planning consent for first phase of Hengrove Park

CSJ Planning has secured detailed planning permission for the first phase of development at Hengrove Park.

Outline planning permission for the city’s largest regeneration site was obtained by CSJ Planning in 2020.  It included up to 1,435 residential units, 26.6 hectares of parkland and public open space area, some 4,500sqm of office accommodation and major improvements to the landscape and urban environment integrating into the existing community hospital, sport and leisure centre and educational facilities.  These new permissions focus on two plots alongside the main access road into Hengrove Park, which are serviceable development parcels that can be provided within the current infrastructure.

The consents deliver two focal buildings either side of a new landscaped boulevard with enhanced roads, junctions and a segregated cycle route.  The buildings will provide 53 affordable homes, new offices and flexible commercial floor space available for retail, food and drink, and community uses.  They will deliver two largely symmetrical pavilion buildings either side of The Boulevard to form a natural gateway to the future Hengrove Park Masterplan and frame a new public space between.

Central to the proposals are their high-quality design.  The buildings are characterised by a regular vertical and horizontal grid on both elevation and plan form, which gives a strong homogeneous appearance of visually organised and appropriately proportioned buildings.  The use of glazed brick on the public facing elevations adds visual interest and amplifies the ‘focal’ prominence of the blocks.  The recessed top floors comprise standing seam metal cladding.

These projects are the latest in the ongoing housing delivery programme being rolled out by Bristol City Council for which CSJ Planning has been advising on for a number of years.  Works on the residential block is due to commence this year and will kick start the regeneration programme to create a new neighbourhood in South Bristol.
