Consents secured for refurbishment of Grade II listed building

CSJ Planning has secured planning permission, listed building consent and advertisement consent for the renovation of a Grade II listed building on Park Street in Bristol, which forms part of a busy mixed commercial area within the city centre. The proposals were submitted on behalf of Yakinori Noodle, Bento and Sushi, a Japanese restaurant that has taken on the ground floor and basement unit of the property, which has been vacant since 2013. The unit has a lawful A3 consent but the proposals required significant internal and external alterations to the building in order to make the restaurant feasible. Through a comprehensive heritage assessment of the property, it was established that the heritage value of the building is derived from its historic facade and contribution to the historic street scene of Park Street, and that there was very little historic significance internally within the demise. The subsequent proposals saw the removal of the existing incongruous shopfront, replacing it with a more appropriate timber version in keeping with the building’s historic setting. Working with LPA officers, high quality signage to the shopfront was also consented. In total, the consented works are a significant enhancement to the building and will improve the general appearance of this historic shopping area. They will enable the optimum viable use for the unit to be secured, and the building to be brought back into active use. The refurbishment is expected to commence shortly with the restaurant opening in May this year.
