Early 2016 permissions start rolling in

A number of schemes submitted last year have now been approved on behalf of our various clients. Baldwin Street, Bristol – Planning permission was granted on 15th January 2016 for external works to a 1970’s former office block. The consent comprises the installation of new enlarged windows, the rendering of existing concrete panels and the adjustment of the façade at 2nd floor level to reduce the scale of the existing double height glazed shopfront element. The development, which forms part of a larger scheme for residential development on the upper floors, involved extensive negotiations with the LPA to establish a proposal that upgraded the dated façade but retained the building’s status as a background building within Baldwin Street (see photograph). With the developer eager to proceed with works, CSJ Planning was able to remove the need for any pre-commencement conditions by agreeing samples and window details up front in order to avoid any unnecessary delay. The regeneration works to the property are due to commence imminently. Cheddar Police Station – planning permission was issued on 14th January 2016 to allow conversion of the station to two residential Use Class C3 dwellings. The application had to identify the separation, car parking and boundary treatments and address ecological issues of the rear watercourse. St Pierre Country Park – planning permission has been secured from Monmouthshire Council for the extension of the park to provide for 5 more holiday lodges. CSJ justified the extension in terms of landscape impact; use restriction condition to comply with tourism policy; and, the practicalities of providing access within the site.
