Residential Permission for Grade I Listed Terrace

CSJ Planning have obtained planning and listed building consent to convert part of a Grade I listed terrace to 39 residential apartments at 1 – 4 Portland Square, Bristol. Previously used as offices and substantially rebuilt in 1973, the consents will bring significant regeneration to the Portland Square area of St Pauls. Portland Square is one of Bristol’s finest Georgian set pieces dating from 1789 and designed by Daniel Hague. Years of neglect and unfortunate alterations have taken their toll but the location, history and size of properties in the square have helped to revive the market interest in the last few years. Given the listed status it was not possible to seek Prior Approval to confirm permitted development rights. Therefore detailed heritage, archaeological and design work was required followed by extensive negotiation with Bristol City Council. Following consultation with local neighbourhood groups, the 39 apartments provide a good residential mix including family sized maisonettes. Given the proximity to Cabot Circus and the City Centre the office car park was reduced in size to allow for improved residential aspect and amenity. Work is expected to start on site in the spring of 2016.
