9 New houses secured outline permission at Yate

CSJ Planning acting for Elson Homes/Chatsworth Properties has secured outline consent for 9 new dwellings on land south of Broad Lane. The site was formally subject of an office scheme, but as the context of Yate and Engine Common changed, adjacent land has been developed for housing and a public house. The application was originally submitted for 10 but negotiations regarding density, context and character were resolved as amended to 9. The illustrative layout shows 4 semi detached and a detached house, with retained mature planting along Goose Green and access off Broad Lane. The outline application was managed and negotiated by CSJ Planning, satisfying all aspects in respect of nil contributions, transport, noise, tree protection and despite many local objections seeking only 4 to 5 houses on the site, CSJ secured the 9 units as the correct response to urban brownfield land and the NPPF. Director Andrew Beard stated “Whilst the process was overdue with delays, the correct decision was finally issued under delegated powers, avoiding any further delay at Committee and significant environmental improvement can come forward at an entrance to the town by implementing this new permission and provide needed new homes in a sustainable location.” (Application reference PK15/0671/O – South Gloucestershire Council)
