Jeremy Bladon and Chris Rose of CSJ Planning Consultants have submitted an outline Masterplan application to East Devon District Council for a mixed use urban extension to Axminster to provide up to 400 dwellings, 10-12,000sqft of managed employment floorspace, provision of public open space, retention of the existing Cloakham Lawns recreation facilities with access off Chard Road.

The application has been submitted on behalf of Axminster Carpets Ltd, is supported by a comprehensive Environmental Impact Assessment covering matters such as visual impact, archaeology, flood risk, ecology, traffic and transport and noise. The applictaion follows detailed pre-application discussions with East Devon District Council and consultation with the local community. The application is seeking to discharge means of access only, although the application is supported by the Environmental Impact Assessment and an Indicative Masterplan layout.

The application site is within the open countryside but on the northern fringe of Axminster in a sustainable location within walking distance of Axminster Town Centre. CSJ Planning Consultants have pursued the allocation of the site through the emerging LDF process and have submitted the application in advance of the publication of the Core Strategy due to support received from Officers at East Devon and due to the benefits provided from the proposal in terms of providing 40% affordable housing; assisting East Devon in maintaining a 5-year supply of housing land; and, due to the benefits that the development will provide in terms of helping to secure investment in Axminster Carpets factory in Axminster.

It is expected that the application will be determined in approximately 4 months time.
