Reserved Matters approval was granted on 30thNovember 2009 for 76 houses on a Green Field site allocated for housingdevelopment in the local plan. Thescheme provides 38 affordable housing units and 38 market houses, together witha package of planning obligations. 

A separate planning applicationfor four additional market houses on adjoining land was submitted concurrentlyand subsequently approved. The adjoiningland was outside the settlement boundary of Creech St Michael and was notallocated for development in the local plan. The proposal did not include any affordable housing units despite therural policy exception requirement for 100%. This was due to the fact that the affordable housing provision acrossthe two sites exceeded the Council's requirement for 35% affordable in marketschemes, and there were other material considerations that, when combined,justified a departure from the rural exception policy.
