Conversion and Extension of No. 50 Park Street to Deliver Mixed Use Development

Planning permission was recently granted for the conversion and extension of no. 50 Park Street to deliver 9 units of student accommodation above a ground floor bar unit.

The site was formerly in use as a bar / restaurant at ground floor level (Salute), with a nightclub on the upper floors (Silk). The building became vacant in 2016 when both the bar and nightclub ceased trading.

The development includes a 3rd floor roof extension and contemporary asymmetric rear extension which will help optimise the use of available land in this highly sustainable location. The bar unit beneath will be refurbished to enhance the prospects of securing a future tenant.

The site is in walking distance of all necessary shops and amenities, whilst also being ideally placed to serve the University of Bristol campus.

The development will deliver a number of conservation gains, including the reintroduction of a clay tiled mansard roof and removal of clutter (signage, lighting and electrical fittings) from the principal façade.

Energy efficiency measures will be introduced along with a 3.6kwp PV array, which will deliver a reduction in residual carbon emissions of 22.2%.

Applications to discharge conditions from the planning permission will be submitted shortly and it is likely that construction work will commence sometime in the spring.
