Resolution to Grant, Phase IV, Paintworks, Bristol

CSJ Planning Consultants Ltd, on behalf of Verve Properties Ltd, have secured a resolution to grant planning consent for the latest phase of The Paintworks regeneration. Following on from the considerable success of the Phase III approval in 2015 (now in construction and partly occupied), Phase IV provides a further mixed scheme comprising 92 apartments, 17,070 sqm of employment floor space and a range of ‘active’ ground floor uses. The application followed extensive pre application negotiations and community engagement. The Committee resolution to grant permission will ensure the delivery of 30% affordable housing and will fund local parking initiatives, both of which will be secured through a S106 Planning Agreement. The site falls within the Temple Quarter Enterprise Zone and development will provide a further stimulus to the buoyant local economy, with particular emphasis on bespoke small business accommodation. The scheme design is unique in the true Paintworks tradition and integrates both public art and a high quality landscape scheme. The application was supported by expert reports across a range of disciplines including highway matters, sustainable design, energy efficiency, nature conservation, flood risk and detailed design. It is hoped to conclude the S106 process within the next two months to enable planning permission to be granted. Thereafter it is envisaged that implementation will commence later this year.
