Consent granted for revised Block M, Gloscat

CSJ Planning Consultants, on behalf of Linden Homes, have secured planning consent to revise the previously consented Block M building at the former Gloscat campus in Gloucester.

Block M, as approved in 2012 as part of the wider Gloscat regeneration project, intended to provide a new Primary Care Trust facility, as well as retail floorspace and a 200m² community facility.

Negotiations to secure the delivery of the Primary Care Trust have since been unsuccessful, in light of Government funding re-organisation, and as such, an alternative use for Block M was sought.

The revised proposals deliver 14 No. residential units alongside 148m² of retail floorspace and the 200m² of community floorspace as secured within the original S106 agreement.

The design of the building ensures that it relates well to both the historic built environment and the modern built environment, as framed by the wider Gloscat redevelopment. The use of materials is consistent with the remainder of the redevelopment site, ensuring a degree of continuity.

Given the site’s highly sensitive and significant archaeological nature, an Archaeological Impact Assessment was required to support the application which outlines the measures to be taken to ensure the impact on the significant archaeological remains are minimised. On-site archaeology works are scheduled to commence shortly on-site following the granting of consent.
