Planning and listed building consent granted to ‘refresh’ a 1980s permission at the Manor House

The Manor House is a Grade II* listed building constructed in around 1700. It was originally designed and built as a single private residence, but has also been used as an academy / school, hospital and care home during its lifespan. The building was badly damaged by fire in 1978 and the majority of historic fabric destroyed. Planning and listed building consent was granted in 1983 to rebuild / restore the Manor House and also to construct a 2 storey side extension. Over the following years, the main building was reconstructed as part of a public works scheme, but the extension was never built out. In July 2015 Bristol City Council granted a certificate of lawfulness confirming that the historic consent to build out the extension remained live. Because the extension was designed in the early 1980s, a number of changes were required to meet current building regulations before construction works could commence. Acting for the new property owner, CSJ Planning submitted applications to vary the planning and listed building consents (under S96 of the Town and Country Planning Act 1990 and S19 of the Planning (Listed Buildings and Conservation Areas) act 1990) and secure the necessary design amendments. Consent for each was granted by Bristol City Council on 4th February 2016. Is anticipated that the revised extension will be constructed over the course of the next six months.
